Your rate resets every 3 months as SORA moves; the 0.80% spread stays fixed. Estimate assumes a constant rate over the full tenure and excludes fees.
Fixed vs floating

Should the rate be locked or left to move?

A SORA-pegged loan moves with the benchmark; a fixed package locks a rate for a set term. Neither is "better" — it depends on where rates head and how much certainty you want.

SORA floating

Benchmark + spread · repriced monthly or quarterly
  • Falls automatically when SORA falls
  • Transparent — the benchmark is published daily by MAS
  • Usually no lock-in after the first year or two
  • Repayments rise if SORA climbs

Fixed rate

Locked rate · typically 1–3 year term
  • Repayment certainty for the fixed term
  • Shielded if rates rise during the lock-in
  • No benefit if rates fall
  • Early-redemption penalty during the lock-in
How it works

What SORA is, in three steps

1

An overnight benchmark

SORA is the volume-weighted average rate of unsecured overnight interbank SGD borrowing, published by MAS at 9am the next business day. It replaced SIBOR as Singapore's reference rate in 2024.

2

Compounded over a period

Banks don't use the daily figure directly. They compound it over 1, 3 or 6 months to smooth out day-to-day noise. A 3-month compounded SORA loan reprices every three months; a 1-month loan reprices monthly.

3

Plus your bank's spread

Your loan rate is the compounded SORA plus a fixed spread set by your bank (often 0.3%–1.0%). When SORA moves, your rate moves with it at the next reset — the spread stays the same.

Important Disclaimer

For educational and informational purposes only. This page shows compounded SORA rates published by the Monetary Authority of Singapore (MAS) and uses them to estimate loan repayments. SORA is the Singapore Overnight Rate Average, a benchmark; your actual home loan rate is the compounded SORA for your tenor plus a spread set by your bank. The calculator assumes a constant rate over the full tenure on a reducing-balance basis and excludes fees, insurance and the effect of future rate resets.

SORA is published every business day and changes constantly — the figures shown may be out of date — and your bank's spread, reset frequency, lock-in terms and the path of future rates will materially affect your actual repayments.
