How much stamp duty is payable on a home in Singapore?
Buyer's Stamp Duty (BSD) is calculated on the purchase price or market value, whichever is higher, at progressive rates of up to 6% for residential property. Additional Buyer's Stamp Duty (ABSD) may apply on top, depending on residency status and the number of properties owned. Rates are set by IRAS. Use the Stamp Duty Calculator to estimate both.
What is TDSR and how does it limit a home loan?
The Total Debt Servicing Ratio (TDSR) caps total monthly debt repayments — including the new property loan — at 55% of gross monthly income. The threshold is set by MAS and applies to property loans from financial institutions. Use the TDSR Calculator to estimate the maximum monthly repayment.
How do HDB loans and bank loans differ?
The HDB concessionary rate is pegged at the CPF OA rate plus 0.1% — currently 2.6% p.a. — and applies to eligible HDB flat buyers. Bank loans are typically priced against SORA and vary with the benchmark. Current levels are on the HDB Loan Rate and SORA Rate pages.
How much CPF can be used to buy a property?
Ordinary Account savings can be used for the downpayment, stamp duty and monthly loan repayments, subject to the property's remaining lease and CPF withdrawal limits. For bank-financed purchases, usage is capped at the Valuation Limit, and beyond it at the Withdrawal Limit. Use the CPF Housing Withdrawal Calculator to estimate the usable amount.
What is refunded to CPF when a property is sold?
The CPF principal withdrawn for the property, plus accrued interest at the OA rate of 2.5% p.a., is refunded to the CPF accounts from the sale proceeds. Where the property is sold at market value, the refund is capped at the proceeds. Use the CPF Accrued Interest Calculator to estimate the amount.
What is the HDB resale levy?
The resale levy is payable when a household that sold a subsidised flat buys a second subsidised flat or EC from HDB. The amount is fixed by first flat type — for example, SGD 40,000 for a 4-room flat. Levy amounts are set by HDB. Use the HDB Resale Levy Calculator to estimate it.
How is rental yield calculated?
Gross rental yield is annual rental income divided by the property's purchase price, expressed as a percentage. Net yield deducts recurring costs such as property tax, maintenance fees and agent fees before dividing. Use the Rental Yield Calculator to estimate both figures.
How is property tax calculated in Singapore?
Property tax is calculated on the property's Annual Value (AV) at progressive rates set by IRAS — 0% to 32% for owner-occupied residential property, with higher rates for non-owner-occupied property. The AV is assessed by IRAS based on estimated market rent. Use the Property Tax Calculator to estimate the annual amount.
