Monthly contributions are set by age band, subject to the Ordinary Wage ceiling of SGD 8,000 from 1 January 2026. Each CPF account earns a different interest rate.

How much CPF can be used to buy a property?
Ordinary Account savings can be used for the downpayment, stamp duty and monthly loan repayments, subject to the property's remaining lease and CPF withdrawal limits. For bank-financed purchases, usage is capped at the Valuation Limit, and beyond it at the Withdrawal Limit. Use the CPF Housing Withdrawal Calculator to estimate the usable amount.
What is CPF accrued interest?
Accrued interest is the interest CPF savings would have earned had they not been withdrawn for property. It compounds at the OA rate of 2.5% p.a. and is refunded to the CPF accounts, together with the principal, when the property is sold. Use the CPF Accrued Interest Calculator to estimate the amount.
What happens to CPF savings at 55?
A Retirement Account is created on the member's 55th birthday. Savings from the Special Account, then the Ordinary Account, are transferred into it up to the Full Retirement Sum for the member's cohort. The Special Account is then closed, and amounts above the applicable retirement sum can be withdrawn, subject to CPF Board rules.
What is the Full Retirement Sum for 2026?
The Full Retirement Sum is SGD 220,400 for members turning 55 in 2026, as published by the CPF Board. The Basic Retirement Sum is SGD 110,200 and the Enhanced Retirement Sum is SGD 440,800. Sums for each cohort are listed on the Full Retirement Sum page.
How do the three CPF LIFE plans differ?
The Standard Plan pays a level monthly amount, the Escalating Plan starts lower and increases by 2% each year, and the Basic Plan pays progressively lower amounts with a larger bequest. All three pay for life from the payout eligibility age of 65. Use the CPF LIFE Plan Comparator to view estimated payouts side by side.
What are the CPF contribution rates in 2026?
Employees aged 55 and below contribute 20% of wages, with a 17% employer contribution — 37% in total. Rates taper at older age bands, and the Ordinary Wage ceiling is SGD 8,000 per month from 1 January 2026. The full tables are on the CPF Contribution Rates page.
Which CPF balances earn extra interest?
Members below 55 earn an extra 1% on the first SGD 60,000 of combined balances. Members aged 55 and above earn an extra 2% on the first SGD 30,000 and 1% on the next SGD 30,000. In both cases up to SGD 20,000 of the amount may come from the Ordinary Account. Current rates are listed on the CPF Interest Rates page.
Can CPF LIFE payouts start later than 65?
Payouts can be deferred to any age up to 70. Each year of deferral increases the monthly payout by up to 7%, as savings continue to earn interest in the Retirement Account. Deferral rules are set by the CPF Board.
